As a REALTOR® benefit, the document management system, zipForm Plus®, will be available to all REALTOR® members by the first part of 2016. We will be licensing our forms and contracts to zipLogix, OREC already licenses their forms to zipLogic. Expanded zipLogix tools for brokers will be available at discounted prices. Needs and Wants Luncheons
Risk is inevitable when dealing with property development. Social Networking is but one tool that a developers might use to increase knowledge and mitigate risk. Contracts & Forms and Market Data
Standardized contracts and forms help speed the process of closing the transaction. We will supplement forms supplied by the Oklahoma Real Estate Commission; let us know if you have any suggestions for commercial contract or forms. As a REALTOR® benefit, members will have access to ZipForms, a document management system that will be used to allow member access to our forms. REALTOR® members will also have access to RPR Commercial, a comprehensive source for commercial market data and demographics.

What is a Commercial Overlay Board?
In 1992, the NAR defined a Commercial Overlay Board (COB) as a Local Board that "coexists and shares (overlays) geographic jurisdiction with one or more REALTOR® associations, in order to better serve members in a commercial market area. At the same time, the territory currently assigned to existing associations remains intact as well as their right and obligation to provide services to their members. NAR further states "Commercial Real Estate is defined as any property except property with one to four residential units or condominiums, townhouses, manufactured homes, or individual homes which are sold individually, even though there are part of a larger group."
COCAR is chartered by NAR as a Commercial Overlay Board. Our intent is to provide commercial members with high-level commercial education, legislative advocacy and networking; our target market is commercial licensees who are not current REALTOR® members of NAR, OAR, or a Local Board. Residential or resi-mercial REALTORS® will be welcome to join as secondary members, if they desire. We do not intent to duplicate or overlap services provided by the local board; we will not operate an MLS.

to access the OKC Metro's Multiple Listing Service (MLS) subject to their rules and
regulations ( http://www.okcmar.org/broker-managing-appraiser)
- The Commercial Overlay Board will not be providing services for residential licensees. Therefore, for primarily residential licensees, we suggest joining a residential Local Board as a Primary Board and the COB as a Secondary Board. We suggest the following residential Local Boards with whom we currently have overlay agreements:
- A Commercial REALTOR® from Texas, New Mexico, Colorado, Kansas, Missouri, or Arkansas who does business in Oklahoma may join the COB as a Secondary Member.
- Institute Affiliate Member - as a member of the commercial national professional real estate organizations, CCIM, SIOR, IREM, CRE and REALTORS® Land Institute, you are also (with no extra fees) an Institute Affiliate member of NAR, OAR, and a Local Board of your choice. An Institute Affiliate only member may not use the REALTOR® logo, join an MLS, and there are some committees / offices on which only REALTOR® members may serve.
- Affiliate Members - Any Commercial Real Estate industry professional and are not REALTOR® members

Town & Gown Breakfast
To help Real Estate Brokers and other professionals become acquaint students in the UCO Real Estate Program with potential internship opportunities, we sponsor a Town & Gown event each spring and fall semester. We also provide CE Credit for Real Estate License Renewal and raise funds for the UCO Real Estate Program and Scholarships
